The Lockwood Companies launched in 1987 in Southeast Michigan with the creation of Lockwood Development and Lockwood Construction.  In 2000, Lockwood Management was formed as a full service multifamily management company dedicated to resident satisfaction and client success. Lockwood Senior Living was established in 2002 with the development and construction of independent senior living communities.  Our company’s expertise is in senior, family, market rate, affordable and income based communities. T leadership team brings over 12 decades of experience in offering the best in property management, construction and development. Lockwood has a specialization in HUD financed and/or program administration as well as over 20  years of experience with Michigan State Housing Development Authority (MSHDA) financed assets. We know our success is based on the support of our long term expert team members as well as valued relationships with vendor/supplier partners and non-profit organizations.

At Lockwood, we have a variety of living options to fit any budget or lifestyle, from affordable and income-based apartments, senior living communities, and market rate apartments and townhomes.  Our portfolio of over 30 apartment communities spans throughout Michigan and Ohio. Affordable Living Communities

  • All of Lockwood’s beautiful affordable communities offer great services, amenities and features.
  • Tax Credit communities where income limits apply, and rent is restricted to below market rates based on program requirements.
  • Section 8 and other income based programs where income limits apply, and rent is based on income. Typically rent and utility costs are set at 30% of monthly household income.
  • In all cases background and credit history checks may be required to determine whether prospective residents meet qualification guidelines.


Market Rate

  • Market rate communities offer a wide range of services, features and amenities for residents to utilize and enjoy. 
  • Apartments and townhomes where rent is based on market rates.


Senior Living Communities

At Lockwood, we have earned our excellent reputation by being a builder and developer with a high level of integrity and that has helped us earn recognition and respect throughout the senior housing industry. Our management style is “hands on,” with much of our time devoted to onsite training and coaching of our community associates. Each Lockwood senior community offers a monthly activities calendar full of meaningful events and activities designed around residents’ interests – social, spiritual, intellectual and physical – allowing them to continue their current hobbies and discover new ones. Off-site events are accessible through complimentary transportation service.

 

While residents enjoy the comfort and privacy of their own apartment, or cottage home in some communities, the job of upkeep is no longer in the residents’ hands. Housekeeping, linen/laundry and restaurant-style dining are included at all Lockwood communities.

  

Not only does Lockwood encourage a fun and carefree retirement lifestyle, every Lockwood community has a home care agency on-site 24/7 able to provide help if assistance is needed, offering residents peace-of-mind.

Lockwood  manages over 4,400 units in two states  offering a variety of living options including affordable and income-based apartments, senior living communities and luxury apartments and townhomes.  We have found that by focusing on our residents and the service our associates provide them, we create strong communities and as a result, achieve success and satisfaction.  


Our management style is “hands on,” devoting time to onsite training and coaching of our property associates.  We make a significant investment in-house training and classes offered through area apartment associations and tax credit professionals. Our Area and Regional Managers have smaller portfolios which allow them to dedicate time to employee development, resident satisfaction and fiscal responsibility.

Our valued residents can expect a commitment to providing prompt service, including a policy of no more than a 24-hour response time for service work inside their apartment. We work closely with community support services and agencies for referrals for our residents, if needed.  

Lockwood Management employs consistency in management  and accounting practices. We provide online services to residents for rental payments and maintenance requests. We also offer virtual tours, online leasing and virtual move-ins in selective locations.

Lockwood Development specializes in the development and construction of senior housing, new and rehabilitated multi-family housing and condominiums. Lockwood Development was established in 1987 and its team has been directly involved in the development of over 5,100 residential units and counting.

Lockwood Construction strives to be the best multi-family contractor wherever we operate by providing the optimum in quality, cost and schedule performance.  Our goal is to exceed expectations as a premier construction company in both new construction and rehabilitation of affordable housing and senior apartment communities.   We rely on our extensive experience in government housing program compliance as well as our widespread knowledge in building commercial kitchens, elevators, emergency call systems, fire suppression, and standby generators to ensure that every project we take on is attended to with expertise.  We also employ a vetting process to ensure any construction contract in which we enter is adequately funded, not only for the contract amount, but have an adequate contingency for unforeseen changes in scope.

    Lived here for a year. Staff was super friendly and our apartment was updated and very nice. Parking was a bit rough at one point, but I think the staff handled it and it got much better. Dog park was great! It is a very dog friendly community. We had no problems with the other dogs. No noise issues. Would recommend it.

Dean Schroeder
Vice President of Construction

Dean Schroeder has been employed in the construction industry since 1986.  His experience includes the construction of over 5,500 new apartment units, the rehabilitation of nearly 1,150 apartment units, 126,000 square feet of commercial retail space as well as above and below grade parking structures with some as much as seven stories.

In 1998 Dean joined Lockwood Construction as Project Manager and in 2000 was promoted to Senior Project Manager, overseeing the work of multiple Project Managers.  In 2001 he advanced to the position of Assistant Vice President of Field Operations overseeing construction operations on several projects, estimating, purchasing, scheduling, budget compliance, progress reporting and certifying project completion.

In 2006 Dean advanced to the position of Vice President of Construction Operations.  He managed the production division of the company with responsibilities at every step of the process from initial project inception and preliminary estimates to project completion.

When Lockwood ceased construction operations in 2008, Dean left for CANV Construction, an affiliate of Fore Property as Vice President of Construction.   Out of their Washington, D.C. office he was responsible for their construction efforts nationally. Project locations consisted of Florida, Texas, Colorado, Indiana, and Maryland.  During his tenure with CANV he managed multiple diverse teams constructing luxury market-rate apartments.  

In 2013 Dean joined Mill Creek Residential Trust as Senior Project Manager, a step back in title with a giant leap forward in managing the construction of complex, mixed use, high-quality apartment communities.  During his tenure with Mill Creek he oversaw the construction efforts of Modera Mosaic Phase I and II Fairfax, Virginia from pre-construction thru project delivery.  

Dean recently rejoined Lockwood Companies as Director of Construction. As head of construction he will set the processes and standards to manage the Construction Team(s) to provide a quality product efficiently, safely and professionally; within set budgets and agreed timescales, ensuring the highest levels of customer satisfaction.

Dean has a Bachelor of Science degree in Construction Management from Ferris State University and an Associate of Science degree in Building Construction Technology, also from Ferris State University.
